This tool tracks home price appreciation by matching individual properties to their own prior sale — not by averaging different homes' prices together. When the same property sells twice, we can measure exactly how much that specific home's value changed. That's a more accurate picture of appreciation than comparing this year's median price to last year's, which can shift just because a different mix of homes happened to sell.
We match each property to its own most recent prior sale and calculate the real dollar and percentage change for that specific home.
Only sales from the past 5 years count toward current appreciation figures, so the numbers reflect today's market rather than blending in decades-old activity.
A neighborhood needs at least 3 matched repeat sales before we show a confident average. One sale isn't a trend — neighborhoods below that threshold still show real recent sales activity and pricing, just not an appreciation figure.
Short sales, foreclosures, and other distressed or non-market transactions are excluded, so the figures reflect typical market conditions.
